Our current residents are a top priority for us throughout the redevelopment process. Lougheed Village presents a unique opportunity to deliver additional rental homes and upgraded modern residential amenities, while retaining all of the existing residential buildings on site.

Frequently asked questions.

  • What is being proposed?
    We are keeping the existing buildings at 9500, 9502 Erickson Drive and 9303, 9304 Salish Court. None of the existing rental homes will be impacted and you will not be required to move. The proposed development will take place throughout the site and includes the following: • A new 45-storey apartment building on the south side of the property, a 37-storey apartment building in the middle of the property, and a 38-storey building on the north side of the property, for a total of 1,467 new rental units; • New landscaped pedestrian walkways with soft and hard landscaping to connect the existing and new buildings to the outdoor amenity areas; • New outdoor amenity spaces central to the property, including several children’s playgrounds, outdoor dining and kitchen area, seating areas, and outdoor fitness area with a half basketball court; • New underground parking, bike parking, and lockers available to new and existing tenants. We are still working with the City of Burnaby on the approvals process and are committed to keeping our residents apprised of the progress and timeline.
  • How will the proposed development affect my life?
    The development process takes time and there will be no immediate changes to the property. We first need to secure the necessary approvals from the City. Our proposal is for three infill towers – the existing residential buildings on site will not be redeveloped and you will not be required to move. Further communications will be provided closer to the start of construction. Once approvals have been received and construction is able to begin, there will be some construction related noise and dust, however, we are committed to ensuring that any interferences and inconveniences to our residents will be kept at a minimum. If you require any special accommodation during the construction process, please feel free to reach out to your Property Manager and we will proactively try to address your needs to the best of our abilities.
  • How will the proposed development affect my rent?
    The development will not affect your rent. The costs of the projects and enhancements will not in any way be passed along to you. Any increases permitted through the Residential Tenancies Act would still apply to your current rent.
  • How will the proposed development affect my parking spot?
    Residents may be required to relocate their parking spot to an alternative parking location temporarily during construction. Additional details and advanced notice will be provided to all residents.
  • Has the development been approved?
    No. We need to receive the appropriate approvals from the City of Burnaby before we can begin any construction work. We are still working through our rezoning for the site, and we anticipate that it will take approximately 18 months to get the required approvals before construction can begin. Further resident communication and details will be provided well in advance of construction.
  • Will current residents be given the opportunity to relocate to one of the brand-new apartment units?
    Yes. All existing residents will be given priority registration opportunities. Rents for the new apartment units are not established at this time and we will share this information with our residents as soon as it has been determined.
  • How can I get up-to-date information about this development and stay involved?
    We are committed to ensuring our residents are kept informed throughout the entire process. We will be providing you with updates as information becomes available. We are also developing a project website where information on the proposal and updates will be readily available.
